The 18th edition of the UK Wiring Regulations went into effect in 2019, so if a landlord already has an EICR report for a property that was completed after that date and has met all of the Regulations’ other requirements, they won’t have to have another inspection for another 5 years, as long as the report doesn’t state that the next inspection should be done sooner.
Existing installations that were built in line with previous editions of the Wiring Regulations may not be fully compliant with the 18th edition. This does not necessarily imply that they are unsafe to use or that they need to be upgraded.
Checking previous reports and determining whether the electrical installation meets electrical safety regulations is a useful practice for landlords with existing reports. Landlords should also call the inspector who issued the report to confirm that the installation meets electrical safety regulations.
